Homebuyer Reports
If you are buying a property, it is advisable to have it surveyed. The Homebuyer Report is best for properties that are in reasonable condition and that are fairly conventional. It is less comprehensive than a Building Survey but more comprehensive than a simple Valuation.
The report will cover structural safety and highlight problems such as damp and anything that fails to meet current building regulations, hence it is more detailed than a valuation report. It is however, less comprehensive than a Building Survey.
The HomeBuyer Report is written in a standard format set out by the RICS and will comment on:
- the general condition of the property (including garage and other permanent structures).
- any major faults in accessible parts of the building that may affect the value.
- urgent problems that need inspecting by a specialist before you sign a contract.
- results of tests for damp in walls.
- damage to timbers - including woodworm or rot.
- the condition of any damp-proofing, insulation and drainage.
- the energy performance of a property.
- the estimated cost of rebuilding the property for insurance purposes.
- the value of the property on the open market.
A Homebuyer Report will highlight any repairs or defects using a colour coding system to highlight how serious they are; Green – no repair, orange – repair needed but not urgent or not serious, red – repairs need investigating straight away because they are urgent or serious. There will also be some useful information about what needs to be done next.
If the property is in need of renovation or if you're planning major alterations, this particular survey is not suitable.
Who can carry out a Homebuyer Report?
The Homebuyer Report can only be carried out by a Chartered Surveyor who is a member or a fellow, of the Royal Institution of Chartered Surveyors (RICS). He or she will use the initials MRICS or FRICS after his or her name. Chartered Surveyors are monitored and inspected by the RICS to ensure that they are knowledgeable and professional.
