There are many different reasons for commissioning an Electrical Survey and you will need to discuss your requirement with your chosen Electrician.
If you are purchasing a relatively modern property you may require a full inspection with testing to confirm that the electrics are in good working order. The format of the old Periodic Inspection Report (PIR) has been superseded and you will probably now require an Electrical Installation Condition Report (EICR).
If you are considering the purchase of an older property which has old wiring it would be wise to seek expert advice on whether the building needs a complete rewire or only a minor updating. In the case of very old wiring, it is likely that the Electrician will advise a full rewire and therefore thorough testing of the electrical system would be unnecessary - there is no point in testing something that you are going to replace. The report in this case is more likely to concentrate on estimating the possible costs of a complete rewire.
If you have a property you about to rent out, you may require testing of your property and an Electricians Report to meet legislative requirements.

Registered Electricians will work in compliance with the UK national standard, BS 7671 - Requirements for Electrical Installations. They will issue a safety certificate for their electrical work to confirm that the installation has been designed, constructed, inspected and tested, in accordance with the standard.
