Are you buying a property?
Our fees are structured in a way that makes sense to you!
Unlike most other conveyancers on Local Surveyors Direct, we have only 3 different fees based on the value of the property you are looking to buy (fees for selling vary, please contact us if you would like details):
£0 to £500,000 - £525 inc. VAT*
£500,001 to £1,000,000 - £735 inc. VAT*
Over £1Million - £1000 inc. VAT*
Buying and Selling at the Same Time:
We offer a discount to anyone buying and selling at the same time! This should be included in your estimate, but will be confirmed in an email from us.
Please note: The Local Surveyors Direct calculator only takes the value of the property you are selling into account when producing an estimate; if the value of the property you are buying is different, your estimate may not be accurate. We will send you further information if this is the case, and can confirm this over the telephone.
No Move – No Fee Policy
It’s simple – you should only pay the conveyancing fee upon successful completion of the purchase or sale of your property.
Are there any other hidden costs?
Depending on the area/postcode that your property is in there are possible additional checks and searches that are recommended, that do incur additional fees. As these are different for everyone and only recommended, it would be confusing to provide all of the details in your initial estimate. We will inform you as soon as we have details of any other costs that may arise due to the location of your property.
What are disbursements?
Disbursements are fees and charges for searches and form submissions to people like Land Registry that have to be done when buying a property. We do this for you, but only charge the same amount that it would cost you to do. These charges are detailed in your comparison and the follow-up email we send.
How long does everything take?
If you’ve just done a comparison you will most likely be receiving a call as you read this, as we aim to contact you within 2 hours of receiving your estimate (within office hours) so that we can answer any other questions you have, and collect any other details we need to provide you with the most accurate information.
Once you have instructed us to carry out your conveyancing, the whole process usually takes 6-12 weeks for completion – this varies depending on the complexity of your transaction and the efficiency of the other party and their solicitors.
