CS Property Consultants has dealt with a wealth of residential projects throughout the North West and London. Moreover, our RICS chartered surveyor has over 20 years’ experience in the construction / surveying industry working for both local authority and city centre practices dealing with all types of properties nationwide.
For domestic clients, we offer a Full Level 3 Building Survey, this being the highest level of structural survey, covering the following aspects:
• Roof void and timbers
• External and internal walls
• Lintels
• Doors
• Fascias and gutters
• Windows
• Internal floor and voids where accessible
• Damp tests where required
• External buildings
• Drainage where applicable
• External areas
• General comment on electrics, gas and heating
The report will cover the following key issues:
• Structural movement
• Damp and water ingress
• Timber defects
• Legal issues
• Health and safety concerns
• Photographic evidence of defects
Should you wish, we also offer a RICS Level 2 Homebuyer Report (without valuation), either way, we apply our wealth of experience and expert knowledge to accurately assess and diagnose visible defects and potential problems caused by hidden flaws.
You will be kept informed at all stages of the investigation as it is important that you fully understand the condition, structure and fabric of the property. During which time, we will:
• respond to your enquiry promptly
• establish brief details of the property and discuss any concerns you may have
• provide a sample survey complete with an ‘at a glance,’ checklist of what’s covered for your perusal
• agree a timescale and competitive fee
• arrange access with the agent on your behalf
• phone you to verbally inform you of any detected issues as a result of the survey taking place
• we will email a detailed, to the point, report typically within 5-7 working days
• if required, we can also provide an estimate of costs for identified repairs.
As a company, we also renovate residential properties for resale or to rent and do all the design and build from measured planning application drawings to completion. Therefore, should you wish to extend or develop your property from e.g. a single storey extension to a loft conversion, we can assist you at every stage.
