What is an Architect?
An architect is someone who plans and designs building projects from small ones such as a new front porch, domestic extensions, refurbishing a listed building, medium projects like a new house, or large commercial projects like a block of flats or a business park. If you are planning to build a new house then it is probably a good idea to speak to an architect who has experience with medium sized projects.
Appointing an architect
New build projects should ideally be done by an architect. Anyone calling themselves an architect must be registered with Architect's Registration Board (ARB) , the UK’s statutory regulator of architects. This is a requirement under Section 20 of the Architects Act 1997. Architects can only register with ARB if they have the appropriate qualifications and experience. For new build projects we recommend you use an architect registered with ARB. Some architects are also registered with the Royal Institute of British Architecture (RIBA,) as well as the ARB. The Royal Institute of British Architecture is a professional body for architects. Chartered architects or chartered architectural practices have met strict criteria of the RIBA.
Ideally, you should look for an architect who has had experience in the type of project you are thinking of undertaking. They need to be able to think about the bigger picture, understand planning permission and building regulation requirements. They may also be able to give advice on sourcing materials or appointing contractors. Some will offer project management services.
It is well worth speaking to several architects and you will quickly see who you prefer to work with and who is able to interpret your ideas in a way you feel comfortable with and remember to discuss your budget!
Things to consider when building a new property
You may wish your new build to have a low carbon footprint or be aiming for high passive house standards, there could be a particular feature of the land on which the house is to be built that you would like the building to sympathise with. Architects can design buildings to make the most of natural light and suggest suitable room configurations for a busy family. Solar panels, sustainable heating, ground source heat pumps, grey water systems, using local materials, the function of different areas of the building, number of bedrooms and how much living space you require are just a few things to consider.
