Daylight (Sunlight) Report

A Daylight and Sunlight Report should be done when land is developed in a built up residential area, whether it is a new house or collection of houses, or an extension to a property.

The guidelines on the levels of daylight and sunlight that properties should achieve are laid out in ‘Site Layout: Planning for Daylight and Sunlight. A Guide to Good Practice’, but these are only guidelines and planning authorities can be flexible about them.

If you feel affected by loss of light due to a neighbouring development, or if you are planning an extension yourself, it could be advisable to ask a surveyor to do an assessment for you. If light levels have, or will be, encroached upon then change to the building plans could be made before legal action becomes the only option.

When choosing a surveyor make sure that they have the necessary experience and qualifications. Membership of the Royal Institution of Chartered Surveyors should ensure that they are up to date with their skills and that they adhere to a professional Code of Conduct.

What is meant by a 'right to light'?

Natural light can no longer by regarded an infinite resource.  The development of already crowded urban areas and extensions to existing homes on the increase means that the amount of natural light available needs to be managed and fairly distributed.

A property owner can acquire a legal right to a certain amount of natural light. In your home just over half of each room should be lit by natural light. It is slightly less for a commercial building.

Customer Feedback

Please see below for some Customer Feedback from people who have used the Local Conveyancing Direct website:

David is very professional and the quality of his work is excellent. I would recommend him to any others. I will continue to use his services on other projects
John, Dunfermline, Fife
The website worked fine. I followed up with Robert Beech. Prompt to complete task and very reasonable. Happy to recommend based on this performance
Andrew, Great Billing, Northamptonshire
I used this website in order to get the names of people who could carry out a building survey for me. I got a number of names who contacted me, with prices, very quickly. I also found the information about the types of surveys most useful. I chose Seamus Smyth. Seamus did an excellent job for me. I wanted a building survey carried out on an older property with several extensions and a particular type of rendering. Seamus came up with a competitive price, he was flexible with his diary, and he provided a comprehensive report. We then had two telephone conversations to go through his findings which I found extremely valuable. I would recommend Seamus to anyone thinking of using his services.
Brian, Warrington, Cheshire
The website is very simple to use and provided me with several alternatives. Good job. I chose Jack Goulde of London and Berkshire Ltd. Very reasonably priced and provided an excellent service. Jack, the surveyor, was prompt and helpful and clearly explained the service they provide. I was very happy with the work he carried out and would recommend him to anyone.
Nigel, Berkhampstead, Hertfordshire
Our surveyor, David Potter was great! His price was amazingly affordable, he was easy to get hold of, easy to talk to, and his report was very detailed and informed. We would happily use him again.
