Please note that any stamp duty costs assume that you are not a first time buyer. These prices assume that that the property is not a new build. New build properties may incur additional charges. Please discuss this with the Conveyancer you choose to appoint.
The cost of conveyancing for a typical property will cost somewhere between £500 and £1500 for a purchase and sale (less for a single transaction).It breaks down essentially into two parts; what you pay the conveyancer (or solicitor) and what you pay in the way of disbursements (payments to third parties, paid on your behalf). These costs can be along the following lines:
Conveyancer’s basic fee to sell a property £250 to £1000.
Conveyancer’s basic fee to buy a property £250 to £1000.
Conveyancer’s extra fees for leasehold £50 to £200.
Land Registry office report copies approx £5.
Land Registry fee if you are selling, approx £50 to £500. Local Authority searches if you are buying, approx £100 to £200.
For some situations further disbursements may be applicable:
Mortgage money transfer fee approx £30.
Chancel repair liability search.
Drainage search.
Environmental searches.
Location specific local searches (mining etc).
If a lot of negotiation is required between sellers and buyers and subsequently the conveyancer needs to produce a lot of associated correspondence then this may also result in extra costs.
The other cost not included in the above is stamp duty which must be paid by the buyer and will be somewhere between zero and 5% of the property value. For current rates see the Inland Revenue website www.hmrc.gov.uk
